What type of vacation rentals does Joni’s Beach Rentals offer?

Our vacation condo, villa and home rentals include studios, and condos from one to four bedrooms. Each property features fully furnished units, including fully equipped kitchens.

Is renting from Joni’s Beach Rentals the same as renting direct from a homeowner?

When you call an individual homeowner, they may only offer one home or condo to you. The owner has a vested interest in renting his home or condo but he very likely will not be readily available if you have any issues. We are a licensed Property Management service, managing properties for individual owners at locations throughout the Panama City Beach area. At Joni’s Beach Rentals we will listen to your needs, to fit you into a vacation rental that suits your unique requirements.

Are vacation rentals the same as a time-share?

No they are not. Vacation rentals are privately owned, fully furnished homes or condos. When renting a Panama City Beach condo or vacation home from Joni’s Beach Rentals, you are provided many options and a much greater variety of accommodation types and sizes. Timeshares are fully furnished accommodations that have been sold up to 50 times, each purchaser buying a certain amount of time. Joni’s Beach Rentals does not sell, manage or represent any timeshare or fractional vacation rentals.

Do we need to bring our own sheets, towels, pillows, or other linens?

No. We provide a full set of sheets, pillows, and blankets for each bed, as well as for the pullout sleeper sofa (if there is one in the unit). We also provide enough bath towels to accommodate the maximum number of guests per room type, as well as hand and dishtowels for the kitchen. We will also provide you with 1 roll each of toilet tissue (per bathroom) and paper towels and 1 garbage bag per trash can. You will need to bring additional paper goods or any cleaning supplies you may want with you, or visit a grocery store upon arrival.

Where do we check-in?

You will check-in at our office, located at 1800 Thomas Dr., Panama City Beach, Fl.

What time is check-in/check-out?

Check-in time is 3:00 p.m CST. Checkout time is 10:00 a.m CST. Late checkouts may be requested at our office and are based on availability. There are NO late check-outs allowed April – August. A fee of ½ day’s rent per room will be charged for all departures after 10:00 a.m.

Is there a security deposit required?

All of our rentals require an additional $150 security deposit, due at the time of booking. This deposit will NOT be deducted from your total rental fee; however it will be refunded directly to the credit card used after your departure (barring any losses or damages). Reservations for peak season (June thru mid-August) also require a payment of no less than 50% of the total rate no later than two weeks before the arrival date.

When will my deposit be refunded?

Deposits will be refunded within 4 – 6 weeks after your departure provided:
• There are no losses or damages
• All food items have been removed from the refrigerator
• All garbage has been placed in outside trash containers
• Dishes have been cleaned
• All keys and property bands have been returned to Joni’s Beach Rentals

What are your hours of operation?

We are open 7 days a week, 9am CST thru 5pm CST. During peak season (Memorial Day thru early August) we are open 8am CST thru 6pm or 7pm CST, 7 days a week.

How old do you have to be to book a unit?

Each guest must be 25 years of age or older or a member of a family group. We do not accept college-age groups at any time, for any reason. We reserve the right to refuse service if you have booked a unit and do not meet our age requirements.

How do we pay for our reservation?

You will be charged a $150 refundable security deposit when you book the reservation. Joni’s Beach Rentals will accept a full or partial payment at any time; however you must pay any remaining balance when you check-in. During peak season (Memorial Day thru early August) we require a payment of no less than 50% of your total rent no later than 2 weeks before your arrival. This is to hold your reservation during this very busy time of year. During peak season, if you must cancel less than 2 weeks before your arrival, you will forfeit the 50% payment.

What methods of payment do you accept?

We accept Visa, MasterCard, Discover, American Express, Travelers & Cashier’s checks, money orders (made payable to Joni’s Beach Rentals, Inc.), or cash. No personal checks will be accepted as a form of payment.
We may not accept American Express for your security deposit.

Are we able to check out early?

You may check out early, but we will not credit the remainder of your Panama City Beach vacation.

We will be arriving late-night/early morning. What should I do?

Call us during regular business hours; we will make arrangements for a late check-in. You will need to be prepared to pay any remaining balance over the phone.

Do you offer airport pick up?

To schedule airport transportation please call Sunshine Shuttle at 850-650-6333. Joni’s Beach Rentals, Inc. is not affiliated in any way with Sunshine Shuttle.

Do you offer daily maid service?

No. Guests are provided with towels and linens for their stay. Most units have a washer/dryer (please check the Property Description) and guests are more than welcome to launder their towels and linens. All reservations will to subject to a onetime departure cleaning fee; price varies by unit size.

Do you provide beach chairs?

No. Some units may come with complimentary beach chair & umbrella rental, this information may be found in the Property Description.

Do you provide beach towels or beach blankets?

No.

Are there any smoker-friendly units?

Smoking is prohibited in all units managed by Joni’s Beach Rentals. If we detect evidence of smoking after your departure you may be charged for furniture and carpet cleaning.

Are pets allowed in the units?

If you have pets please reserve a ‘pet friendly’ unit. We will allow one small dog (under 21 lbs.) per pet-friendly unit. Some properties may charge extra ‘pet fees’. If you bring a pet into a non-pet-friendly unit you may be subject to eviction, extra cleaning fees, and forfeiture of rent and deposit.

What if the unit I booked is no longer available?

In some rare instances, we have been in a position where a unit has been sold, removed from our rental program, or has mechanical problems. We reserve the right to change your reservation to comparable, or better, accommodations. Rates may vary and Joni’s Beach Rentals, Inc. shall have limited liability to a refund of any deposit or prepayment in these cases.

I lost my key!

In the event of lost keys there will be a $100 fee to re-key the door.

What if I left something behind in my room?

What if I need to cancel my reservation?

You may cancel your reservation at any time. Reservations made in advance must notify us no later than 21 days before your arrival and will be charged a $25 cancellation fee. If you need to cancel within 21 days of check-in you will forfeit your security deposit. For last minute bookings (your arrival date is less than 21 days from the day you booked your reservation) we must be notified at least 24 hours before your arrival or we will have to charge a $25 cancellation fee. Reservations for peak season (June thru mid-August) require a payment of no less than 50% of the total rate no later than two weeks before the arrival date. If the reservation is cancelled less than two weeks before arrival, the half-payment will be forfeit.

What is the refund policy for hurricanes?

If there is a mandatory evacuation for the Panama City Beach area by the Bay County Emergency Operations Center, your money will be refunded for any days remaining on your reservation.
